Plumbing in North York; What Local Homeowners Should Know
North York is one of Toronto’s most established areas, with housing stock ranging from post-war bungalows in Willowdale and York Mills to mid-century homes in Don Mills and newer condos near Yonge and Sheppard. The age and type of a property directly affects the plumbing issues you’re likely to face:
- Many North York homes built in the 1950s and 60s have galvanized steel water lines that have corroded from the inside, causing low water pressure, rusty water, and pinhole leaks.
- Clay sewer laterals are common in older North York properties. Tree roots grow toward moisture and infiltrate even small cracks in clay joints, causing slow drains, gurgling sounds, and basement backups.
- Toronto’s harsh winters, including the deep freeze of January 2026 cause frozen pipes, particularly where the water service enters through unheated basement walls or crawl spaces.
- Low-lying areas near the Don River valley in Don Mills and Bayview Village face elevated basement flooding risk during heavy storms, backwater valve and sump pump protection is especially important in these areas.
Common Plumbing Issues We Fix in North York
These are the most frequent plumbing problems our North York team handles, including issues specific to the area’s older housing stock:
- Clogged drain North York, kitchen sink, bathroom, shower, and floor drain blockages.
- North York drain repair, cracked, corroded, or root-intruded drain lines in older properties.
- Cast iron drain stack failures, common in pre-1970s North York homes.
- Sewer line backups, especially after heavy rain near the Don River and Black Creek corridors.
- Burst or frozen pipes during North York winters.
- Water heater failures.
- Leaky faucets and running toilets.
- Low water pressure.
